(a) in Section F. 1 "Yards and Setbacks" of Part 16 Small Lot Residential Zone (R4), reduce the minimum street side (south) yard setback from 2.4 metres to 0.4 metres for proposed Lot 7; (b) in Sub-Section C.2 "Permitted Lot Size Reductions" of Part 15 Urban Residential Zone (R3), reduce the minimum lot width from 15 metres to 13.8 metres for proposed Lots 8, 9, 10 and 11. If supported, the Development Variance Permit will be brought forward for issuance and execution by the Mayor and City Clerk in conjunction with the final adoption of the associated rezoning bylaw. 3. Council instruct staff to resolve the following issues prior to final approval: (a) resolution of all engineering requirements to the satisfaction of the General Manager, Engineering (Appendix D); (b) submission of a subdivision layout to the satisfaction of the Approving Officer; (c) submission and acceptance of a finalized arborist report, including coordination with the servicing and grading plans and satisfying the required tree replacement, to the satisfaction of the Planning and Development Department; (d) the applicant adequately address the City’s needs with respect to the City’s Affordable Housing Strategy and Tier 1 Capital Project Community Amenity Contributions, to the satisfaction of the General Manager, Planning & Development; (e) demolition of existing buildings and structures, with the exception of the buildings and structures on Lot 1 and 7, to the satisfaction of the Planning and Development Department; and (f) resolution of any existing unauthorized additions to the buildings that are proposed to be retained on Lot 1 and Lot 7.
