The proposal would consolidate two existing and two recently removed structures (one of which
was damaged in a fire) totalling approximately 700 m² (7,535 ft2), into a single 621 m² (6,684 ft2)
one-storey steel-framed golf cart storage and driving range structure and is part of the overall
operation of the site as a golf course. This would result in a reduction in building coverage and
an increase in soft landscaped areas on the subject property. The applicant has applied for
demolition permits and prior to final occupancy of the new building, the two remaining existing
structures are to be demolished. A site plan and building drawings are provided in Attachment 4.
The Golf Structure would be used to store golf carts and a pressure washer and includes a staff
washroom. The southern portion of the Golf Structure would provide a covered area and sixteen
tee-pads to replace the thirteen existing tee-pads. The applicant has not identified the need for
additional driving range netting to support the relocation of the tee-pads. However, should
additional netting be required in the future, including associated fill to support the poles, this
would be assessed as part of a Building Permit (BP) application. An 18 m2 (194 ft2) concrete
wash pad is proposed to the northwest of the Golf Structure that would direct washing runoff to a
new oil separator with discharge to the sanitary system.
