Official Community Plan Land Use Designation • The proposal complies with the Multiple Residential Designation in the Official Community Plan (OCP), which supports higher-density residential development including local, neighbourhood-serving commercial and community uses. Secondary Plans Land Use Designation • The proposal complies with the Mixed Commercial-Residential (Apartments) designation in the South Newton Neighbourhood Concept Plan (NCP) CD By-law • The applicant is proposing a rezoning from “Single Family Residential Zone (RF)” to “Comprehensive Development Zone (CD)” to allow the proposed child care centre on the subject site. The proposed CD By-law for the proposed development site identifies the uses, densities and setbacks proposed. The CD By-law will have provisions based on the “Neighbourhood Commercial (C-5) Zone”. • A comparison of the density, lot coverage, setbacks, building height and permitted uses in the C-5 Zone and the proposed CD By-law is illustrated in the following table:
