Noise Management The proposed development is located within Aircraft Noise Sensitive Development (ANSD) "Area 2", and new aircraft noise sensitive land uses may be considered. Registration of an aircraft noise indemnity covenant on Title is required prior to final adoption of the rezoning bylaw to advise future potential purchasers of the property. In addition, to mitigate against potential noise impacts generated by the adjacent fire hall and commercial uses adjacent to the development, noise attenuation is to be incorporated into dwelling unit design and construction. Prior to final adoption of the rezoning bylaw, a legal agreement is required to be registered on Title of the subject property to ensure that noise mitigation measures are incorporated into building design and construction, as per acoustic and thermal report recommendations to be submitted by qualified registered professionals at the DP stage. Ministry of Transportation and Transit Approval As the subject property is located within 800 m of a provincial highway (Highway 99), this redevelopment proposal was referred to the Ministry of Transportation and Transit (MOTT). MOTT has reviewed the application and granted preliminary approval. The applicant is required to secure final approval from MOTT prior to rezoning adoption.
