Staff Report to Council Application No.: 7922-0221-00 & 7922-0222-00 Planning & Development Report Page 7 o an update to the General Development Permit for Development Application No. 7922-0221-00 and for Development Application No. 7922-0222-00 reflecting the proposed changes; and o a Streamside Setback variance to reduce the minimum setback distance for a Class A (red-coded) stream from 30 metres to a varied setback between 10.0 metres and 30.1 metres, which also meets RAPR requirements. • The proposed subdivision plan is also changing to reflect larger proposed Lots 3 and 6 due to the proposed Streamside Setback variance. In addition, the active public park size has been adjusted to reflect current market values for what may be purchased by the Tier 2 Community Amenity Contributions (CACs) for this site. Therefore, the park size has been reduced from 0.809 hectares to 0.567 hectares and proposed Lot 6 has accordingly increased in size. The City’s Parks, Recreation and Culture Department has confirmed that the proposed 0.567 hectare park is sufficient size for appropriate park programming.
