If calculated based on gross site area, the proposed six-storey apartment building will have a
floor area ratio (FAR) of 1.98 which generally complies with the 2.25 FAR (Gross) permitted
under the "Low to Mid Rise Residential" designation in the Guildford Plan.
Although the subject site is not located within a FTDA, given the proximity of the site to a
FTN (104 Avenue) and requirement to provide road dedication along three frontages, staff
support the increase in density from 1.5 to 2.60 (Net) in the CD Zone.
The proposed increase in building height is typical for six-storey apartment buildings on a site
of this size and, therefore, the proposed building height in the CD Zone is supported by staff.
PUBLIC ENGAGEMENT

DEVELOPMENT PERMIT
Form and Character Development Permit Amendment
The applicant proposes to amend the in-stream Form and Character Development Permit in
order to convert the previously supported five-storey building into a six-storey building. This
will allow for an additional 21 market rental dwelling units.
The revised proposal will continue to provide appropriate upper-storey stepbacks on the fifth
and sixth storey as well as similar building massing and architectural expression compared to
the previous five-storey apartment building. The revised form will maintain an appropriate
interface with the adjacent lower-density land-uses and the future park, north of 106 Avenue,
identified in the Guildford Plan.
The applicant will continue to work with City staff on the overall design and character of the
proposed development to ensure the additional storey and building height will complement
the original building design and provide appropriate massing interface conditions with
adjacent parcels.
The applicant has committed to resolving any outstanding urban design issues prior to Final
Adoption which include the following:
o
Refine the landscape arrangement along the public realm interface.
o
Coordinate grading conditions to provide a seamless transition to adjacent properties.
