Staff Report to Council Application No.: 7920-0099-00 Planning & Development Report Page 3 RECOMMENDATION The Planning & Development Department recommends that: 1. Council file By-law No. 20608. 2. Council close Development Variance Permit No. 7920-0099-01. 3. Council endorse the Public Notification to proceed for a Bylaw to rezone the subject site from Acreage Residential Zone (RA) to Small Lot Residential Zone (R4). 4. Council approve Development Variance Permit No. 7920-0099-02 (Appendix II) varying the following, to proceed to Public Notification: (a) to reduce the minimum lot width of the R4 Zone (Type II Corner Lot) from 15.4 metres to 14.9 metres for proposed Lot 1; (b) to reduce the minimum lot width of the R4 Zone (Type II Interior Lot) from 13.4 metres to 12.8 metres for proposed Lots 2-5; (c) to reduce the minimum lot width of the R4 Zone (Type II Corner Lot) from 15.4 metres to 13.9 metres for proposed Lot 6; (d) to reduce the minimum lot width of the R4 Zone (Type I Interior Lot) from 12 metres to 11.8 metres for Lots 7 and 8; (e) to reduce the minimum lot width of the R4 Zone (Type I Interior Lot) from 12 metres to 11.0 metres for Lots 9 and 10; (f) to reduce the minimum lot depth of the R4 Zone (Type I Lot) from 28 metres to 27.2 metres for proposed Lots 11-15; (g) to allow a double garage to accommodate two vehicles parked side-by-side on interior lots narrower than 13.4 metres for proposed lots 2 - 5, and 7 - 10; and (h) to allow driveway access from the side lot line for lots 9 and 10. 5. Council instruct staff to resolve all conditions of approval outlined in Planning & Development Report for Development Application No. 7920-0099-00, dated March 28, 2022 (Appendix III).
