•
Within the proposed CD Bylaw, staff have adjusted the building height to 21.0 metres, lot
coverage to 48%, and FAR to 2.6 (net) to align to the form and massing of the proposed
building.
•
Setbacks have been adjusted from 7.5 metres to 4.5 metres from the west, north, and east
property lines and 5.5 metres from the 103 Avenue frontage to facilitate the proposed siting of
the building.
•
The Zoning Bylaw requires that no parking facilities be constructed within 2.0 metres of the
front line or a lot line along a flanking street. The proposed underground parking structure
will be located within 0.5 metres of the west and south lot lines. As a result, the proposed CD
Bylaw will permit the underground parkade to be 0.5 metres from all lot lines.
