It was Moved by Councillor Kooner Seconded by Councillor Bains That: 1. Council authorize staff to draft Development Permit No. 7923-0330-00 for Sensitive Ecosystems (Streamside and Green Infrastructure Areas) and Hazard Lands (Steep Slope). 2. Council approve Development Variance Permit No. 7923-0330-00, varying the following requirements in the RA zone, to proceed to Public Notification: (a) to increase the maximum permitted floor area of the second storey for a principal building from 80% to 94% and decrease the minimum offset at the second storey from 20% to 14% of the area of the first storey; (b) to reduce the minimum building width for a single family dwelling from 7 metres to 6.7 metres; and (c) to reduce the minimum side yard setbacks for a single family dwelling from 4.5 metres to 1.2 metres for the east and west side lot lines. 3. Council instruct staff to resolve the following issues prior to final approval Regular Council - Land Use Minutes May 12, 2025 Page 13 (a) submission of a finalized tree survey and a statement regarding tree preservation to the satisfaction of the City Landscape Architect; (b) the applicant satisfy the deficiency in tree replacement on the site, to the satisfaction of the Planning and Development Department; (c) submission of a finalized Ecosystem Development Plan and Impact Mitigation Plan to the satisfaction of City staff; (d) submission of a finalized Geotechnical Report to the satisfaction of City staff; (e) written consent agreement from Metro Vancouver in regard to the proposed encroachment in their Right-of -Way required for sanitary purposes located in the front portion of the subject property; and (f) an indemnity agreement may be required if deemed necessary by the General Manager, of Planning and Development.
