The proposed revision is to relocate the residential accessory building from the centre of the lot to the southwest corner, parallel with the single family dwelling. This further extends a narrower homeplate, which was relaxed to a depth of 66 metres under the original variances, to a depth of 82 metres as measured from the front lot line (east). The accessory building is proposed to be set-back from the south lot line at a similar distance as the house.  The proposed revision is intended to create more space for agriculture in the central portion of the property, so that there is more continuity between open areas in the centre and northwest portions of the site. The applicant indicates that farm uses across the site will include some animal husbandry of horses, grazing, and open pasture.  Consolidation of structures on the southern portion of the lot is also intended to distance development from significant environmental and steep slope encumbrances on the north portion of the site, due to the presence of streamside setbacks and steep slopes associated with a ravine. Referrals Engineering: The Engineering Department has no comments on the additional variance. Zoning By-law Setback Variances  The applicant is requesting the following variances: o to increase the farm residential footprint depth of the "General Agriculture Zone (A-1)" from 60 metres to 82 metres; and o to reduce the minimum side yard setback (south) of the "General Agriculture Zone (A- 1) from 9.5 metres to 8.3 metres for an accessory building.  The additional homeplate depth does not result in a larger homeplate and supports clustering of residential structures on the site.
