As a result of the proposed Streamside Setback variance, which leads to proposed Lots 3 and 6
getting larger, and the decrease in size of the proposed active park, the CD Zones currently at
Third Reading for proposed Lots 3 and 6 need minor amendments. The table below provides
a comparison of the CD Zones at Third Reading and the updated proposed zones.
Lot 3 CD Zone

•
The floor area ratio (FAR) for proposed Lot 3 is proposed to be reduced from 2.45 FAR to 2.23
FAR. The FAR for proposed Lot 6 is proposed to be increased slightly from 2.48 FAR to 2.49
FAR.
•
The south yard setback on proposed Lot 3 is proposed to be reduced from 9.0 metres to
7.3 metres, and allowance is proposed to allow 2-storey bays to encroach up to 0.6 metres into
the setback area, to allow for further building articulation. Lot coverage on proposed Lot 6 is
proposed to increase from 44% to 47%.
•
Overall, the proposed changes are minor in scope and reflect the new building siting and
positioning.
Streamside Variance
•
The applicant is requesting the following streamside variance:
o to reduce the minimum setback distance for a Class A (red-coded) stream from 30
metres to a varied setback between 10.0 metres and 30.1 metres.
•
The average streamside setback under the proposed variance is 19 metres along the length of
the watercourse on the subject site. The narrowest setback is a 10.0 metre setback and the
widest setback is 30.1 metres.
•
The applicant advises that the proposed new buildings will be further setback from the creek
than the existing mobile home buildings, providing a net increase in the riparian setback area.
The applicant also notes that they will be enhancing the riparian area that is currently
encumbered by existing mobile home buildings. The proposed streamside setback is outside
of the Provincial Riparian Areas Protection Regulation (RAPR) setback.
